Rules for Cabot Head Cottage

 

  1. No smoking
  2. Please be aware that we are on a septic system. Use only one-ply tissue and be sure that nothing other then tissue goes into the toilet.
  3. All garbage must go to dumpster which is located 1 mile down rd. Bears are a regular visitor to the area, and ANY encouragement from the renters which may result in personal injury or injury to the renter's personal property or person is the responsibility of the renter.   4. We share the Bruce Peninsula with rattlesnakes. We ask that you take care when hiking in the area, and that you do not harm these endagered creatures. The owner of Cabot Head Cottage and Your Guide to the Bruce Peninsula Cottage Rentals can not be held responsible for any personal injuries caused by rattlesnakes.   5. CHECK-IN time is between 4 PM and 5:30 PM on Saturdays. Early check-ins are not available. If you are unable to check-in during this time period, please call us in advance to make arrangements.
  6. CHECK-OUT time is 10 AM Please observe this rule, as our staff needs time to prepare for our next guests. Upon leaving, please secure all windows and doors, wash dishes, remove all trash (as per #2) and return keys by 10 A.M. Cottage must be left in the same condition as you found it. Cottage must be left clean. Any extra cleaning that is necessary will be deducted from your security deposit.
  7. CANCELLATIONS In the event of a cancellation of a confirmed rental for any reason, Your Guide to the Bruce Peninsula Cottage Rentals must be notified in writing and will make every reasonable effort to re-rent the property. If the property is re-rented for the original vacation rental agreement amount, tenant will receive a refund of the advance rental payment less 10% of the total rent. If re-rented for less than the original rate, tenant will receive the balance of the advance rental payment less 10% of the total rent plus an amount necessary to make full payment to the owner. All refunds will be made within 60 days of receipt of the re-rented advance rental payment. If the property is not re-rented, no refund will be paid.
  8. Well behaved pets only at Cabot Head Cottage
  9. FURNISHINGS AND EQUIPMENT Cabot Head Cottage is furnished for normal housekeeping with dishes, cookware, flatware, glasses, grills and basic appliances . PLEASE BRING YOUR OWN BED LINEN, BATH AND BEACH TOWELS. Please be sure to pack any specialty items that you may require during your stay.
  10. Fireplace in cottage is not to be used for insurance reasons.
  11. CONDITION OF PROPERTY Every effort has been made to ensure that our descriptions and distances are accurate; however, we CANNOT BE HELD RESPONSIBLE for changes made by owners in furnishings or equipment, inaccurate descriptions, distance to water errors, or printing errors. PLEASE NOTE, WE WILL BE UNABLE TO MOVE YOU TO ANOTHER HOUSE WHEN YOU ARRIVE.
  12. OCCUPANTS represent themselves to be an adult 25 years of age or older. All occupants must be named in writing prior to occupancy. Only 8 occupants are allowed at Cabot Head Cottage . Clients who have guests at the property in excess of the pre-authorized number are subject to either immediate eviction without refund or a $100 per night per guest charge, at the discretion of the Company/Owner. Please note that we have a "no parties" policy and zero tolerance regarding this issue.
  13. OCCUPANCY - The permitted number of occupants for Cabot Head Cottage is 8. Your Guide to the Bruce Peninsula Cottage Rentals will not allow overcrowding of the house beyond the existing bedding. No RV's, campers or mobile homes may be parked on the premises for the purposes of extra sleeping capacity.
  14. MAINTENANCE All equipment in the cottages should be in working order. Please report any inoperative equipment to our office. Every reasonable effort will be made to promptly repair the same. No refunds will be made for inoperative appliances or for mechanical failure.
  15. LOCKED CLOSETS contain owner’s personal property. Please respect these locked closets, cabinets or rooms. They are NOT INCLUDED as part of your rental.
  16. ITEMS LEFT BEHIND Your Guide to the Bruce Peninsula Cottage Rentals cannot be held responsible for items left in homes or condominiums. Please double check your cottage for personal items prior to departure.
    If we are asked to return items to you they will be returned C.O.D.
    1 key will be issued at check-in. A $10.00 charge per key will be deducted from your security deposit for keys not returned.
  17. SECURITY DEPOSIT Each reservation is subject to a security deposit. Security deposit must be a certified check or cash for the amount of $300. A credit card number will also be taken if an damages are more than $300.
    Your Guide to the Bruce Peninsula Cottage Rentals will use the cash security deposit to reimburse owner for:

    1. Damage repair.
    2. Broken or missing item replacement.
    3. Long distance phone call (subject to $20 service charge) repayment.
    4. Cleaning.
    5. Late check-out.
    6. Keys not returned.
    Security Deposit will be returned to renter within 30 days of rental in the form of a check or bank transfer.

  18. Your Guide to the Bruce Peninsula Cottage Rentals has a thorough inspection policy to ensure cottages are in good condition and that renters will not be inadvertently billed for missing or broken items. Please assist us by reporting any missing or broken items to our office within 24 hours so that you will not be held responsible.

  19. The Renter undertakes to indemnify and hold harmless Your Guide to the Bruce Peninsula Cottage Rentals against any and all loss, claims, causes of action, demands and/or costs and expenses that may be incurred by the Renter in relation to the cottage rental.
    The parties agree that this contract shall be governed by the laws of the Province of Ontario and agree to attorn solely to the jurisdiction of the courts of Ontario with respect to any and all disputes arising out of the interpretation and application of this contract and the relationship between Your Guide to the Bruce Peninsula Cottage Rentals and the Renter.
